The White Bear is located on a busy crossroad in the centre of the small North Yorkshire town of Bedale. The pub is located on a corner plot and is highly visible to passing traffic. The main high street is facilitated by a number of shops including Tesco Express (directly opposite). The pub currently caters well for its locals and there is opportunity to make more of the visitors to Bedale and other local attractions such as Lightwater Valley, Masham and Yorkshire Dales Walks and Cycling. Trading style

The pub appeals to both locals and visitors to the town of Bedale. It offers live sports with both Sky and BT and benefits from both darts and pool teams. Live entertainment is also popular on a monthly basis which includes live acts and karaoke. The future of the pub will be based around the existing operation but with a refreshed exterior we would expect more passing trade using the premises in the summer months, which will create a whole new audience. The introduction of a bar snack style food offer would also enhance income. Admiral Taverns are looking for an engaging and enthusiastic individual or partnership with a passion for great customer service. Trade or business experience would be preferable but certainly would not be an obstacle if the prospective licensee’s business plan carries an outline plan of how you would bring a new sustainable business to the White Bear.

Trade accommodation

On entering the pub there is a small side room to the left which is generally used by the local darts teams. The main bar area is to the right with capacity for 30 people. The servery area is to the left of the main bar. Adjacent to the bar is the pool area and soft seating. Internally the pub is in reasonable order where the appeal can be heightened with a licensees own decoration scheme. To the rear of the pub is a small galley kitchen which is currently used privately although a small upgrade would enable a basic food offer and the provision of Sunday lunches. The fixtures and fittings are in good condition and fit for purpose. Outside there is a small beer garden to the rear. Although there is no car park, there is pay and display parking throughout the town.

The private accommodation is located on the first floor and consists of five bedrooms, lounge and bathroom. The small kitchen is located in the downstairs area of the pub.
