The pub is in the heart of Scotby, opposite the village green. Scotby is a village in the City of Carlisle district of Cumbria. It is separated from Carlisle by the M6 Motorway, and it is close to other dormitory villages in the area, such as Wetheral, Cumwhinton and Aglionby. The direct vicinity is the village of Scotby but the city of Carlisle boundary is only 1.5 miles away. The pub is adjacent to the village shop and post office and the local village hall also lies opposite. The village has a population of approximately 2,500 and there are plans for significant development in the area with new housing being built in the village which will boost the local economy.

Trading style

The Royal Oak trades as a community local with a basic food offer available however there is scope to develop the offer with additional kitchen equipment. The pub has a cosy feel to the pub and with some investment the offer could be developed to provide a real community hub to the village. Cask ale is a selling point with this pub and could easily be developed to create additional hand pulls. The new licensee may look to introduce a small entertainment offer such as weekly quiz nights or open mic nights ensuring there is a good atmosphere keeping the regulars entertained. We are looking for applicants who have the passion to run a village pub, with the ability to forge close relationships with community groups and locals. Experience of building a food business would be beneficial given the opportunity this pub presents. Ideally the new licensee would be fairly local to Scotby/Carlisle but this is not essential. The pub should be the hub of the community and a great local pub. With investment the pub should be pitched as a more premium offer with a range of standard craft and cask beer, alongside a good range of premium spirits and wine.

Trade accommodation

On entering the pub through the front door, you are faced with the bar servery surrounded by an open plan trading area with loose and fixed seating. There is an open fire and a wood burner located to either side of the pub and the catering kitchen is located behind the bar. The gents toilets are on the left on entering the pub with the ladies toilets to the right. There is a small beer patio to the front of the pub which will require some improvement.

The private accommodation is located on the first floor and consists of three bedrooms, lounge, kitchen and bathroom all of which are in a reasonable order.
