The Jolly Farmers is a large community local situated on the outskirts of the town of Thornaby. It sits in a prominent position on a main road into the town centre. The pub is surrounded by housing and adjacent to the local primary school. Thornaby is a Royal Charter town steeped in history with links to Industry, the Air Force and even stories linking Thornaby to prehistoric settlements. The University of Durham has one of its campuses in the town. Thornaby has a population of 24,700 and sits on the south bank of the River Tees, within the borough of Stockton-on-Tees in the ceremonial county of North Yorkshire. The town sits three miles Southeast of Stockton-on-Tees and five miles Southwest of Middlesbrough. The town has great transport links with its own train station and the A66 less than two miles away.

Trading style

The Jolly Farmers sits at the heart of its community and is predominantly a wet led pub. The current food offering is Sunday lunches and some bar snacks throughout the week but there is an opportunity here to further increase turnover by introducing more of a traditional bar meals menu. It is a friendly community pub with both pool, darts and football teams. Some of the locals also enjoy dominos in the evening. There is a cask ale offer but this is another area that could be increased to boost trade as not all of the pumps are utilised. At weekends there is an entertainment offer with regular karaoke monthly live bands.

The Jolly Farmers is open plan in layout with a lounge and bar area serviced by a centralised large L shaped bar. There is an adjoining games room to the rear of the pub separated by a pillar. The games area has both a pool table and a dart board. In total the pub has comfortable seating for 40 diners if utilised properly. The fixtures and fittings are all in good order. The main toilets are on the left as you enter the pub and but there is also further convenience including a disabled loo located off a corridor to the right of the pub which also leads to the equipped catering kitchen. There is an average sized patio area at the back of the pub which is accessed from the games room, which has a covered smoking solution. There is also parking in front of the pub for three cars.
