The Grafton Hotel is a detached property situated in Grafton Street, in a densely populated area close to local shops and amenities. It is approximately ¾ of a mile from Hull City Centre and just a five minute walk to the popular Newland Avenue where the bars and restaurants are often frequented by the student population. The pub is mainly surrounded by residential terraced housing, with a number of these let to university students. It is in the lounge area of the Grafton that the Housemartins and Beautiful South were formed. Front man Paul Heaton lived locally and the Grafton was a favourite watering hole for both bands, providing inspiration for some of their lyrics.

Trading style

The Grafton is a community local with a loyal established customer base as well as home to students. The pub is very much wet led and the income is mainly driven from early evening trade and weekend entertainment such as live bands and karaoke. There are currently four pools teams which boosts midweek trade. Admiral Taverns are looking for applicants who are familiar with the area and will become part of the community. They should consider introducing a back bar food offer, develop the cask ale offer and also consider introducing a food offer. There is an opportunity to develop the function room for christenings and birthdays etc and with a strong marketing strategy this could hugely improve profit.

Trade accommodation

The pub consists of two trading rooms and both have separate entrances and toilets. Main entrance to the pub is into the lounge (although this is not currently being used as the main entrance), this area has fixed and loose seating of reasonable standard for up to 25 people and currently houses the dart board. The bar which can only be accessed from the side entrance is furnished with fixed and loose seating of reasonable standard, and has an entertainment area to the rear. This area also has its own gents & ladies toilets, a separate bar and can seat up to 40 people. Although there is no compliant catering kitchen on site it is possible to offer a small back bar catering facility such as pies and pasties etc. Outside, there is a car park to the right side of the pub for up to 15 cars and a smoking solution and picnic benches to the front of the property.
