The Golfers Arms is a community pub situated in the seaside town of Great Yarmouth in Norfolk. The pub is located about a mile from the town centre, at the heart of its community. The area is mainly residential with shops and amenities close by. There are also several guest houses and B&Bs nearby which attract tourists and visitors for most of the year. Trading style

The Golfers is predominantly a wet led pub. There is potential to develop a food offer as there is plenty of internal space and a trade kitchen. The pub is very focussed toward the community and midweek trade can be developed by hosting the local pool/darts teams. There is also potential here to develop an entertainment offer over the weekends to attract couples and visitors alike. The key at the Golfers is to create a warm and friendly pub with a great retail offer so that it keeps the locals in the pub rather than heading into the town. This would include a good range of beers and lagers (standard, premium, world and craft), good pub food and a consistent community offer in regards to entertainment, events and teams.

Trade accommodation

The Golfers is a traditional brick building that is in good condition and has recently had some works to the roof. The pub has two bars, one is focused on the pool area with more seating. The other is more lounge style and is enjoyed by the majority of customers. This second area is where food could be served having seating for about 25 diners. The trade kitchen is adjacent to the bar so would create a good flow in terms of service. There is no car park on site but plenty of road parking on the side streets of this residential area. Whilst there is no actual beer garden there is a fenced off seating area at the front of the pub allowing guests to enjoy their beer in the sun.

Private accommodation

There is a three bedroom flat above the pub with a separate entrance allowing the tenant private access without having to go through the pub. The bathroom has recently been refurbished with a separate walk in shower. The flat is structurally good and tidy but would benefit from a redecoration.
