The Eagle, formally Snackers, is nestled at the end of terraced houses, situated in the densely populated residential area of Balsall Heath. The pub is within walking distance of Edgbaston Cricket ground, the home of Warwickshire Cricket Club where international matches are played. Balsall Heath itself is a working class, inner-city area of Birmingham, which is now home to a diverse community from across the Commonwealth and beyond.

The pub has recently undergone a complete external refurbishment including signage and lighting and we have renamed the pub the Eagle which was its original name many years ago. Included in the refurbishment has been new windows in much of the living accommodation. Internally the pub is in good order again having recently been refurbished by the current operator. This is a great little starter pub, with low overheads. Ideally, we’re looking for someone local who can take this good looking pub and put it on the map.

Trading style

The Eagle trades as a community local with a loyal customer base. Historically, the pub had darts and pool teams running out of the pub and we are looking for an operator who can pull this customer base back into the outlet. Introducing Sky TV would also work very well. There is the opportunity to introduce food into this site, utilizing the small catering kitchen with perhaps a small home cooked food offer along with sandwiches and cobs etc. The large garden is a great selling point for the pub, being the only pub in the area with this facility and in the summer it trades really well. The smoking solution has been built to hold a pool table during the summer, which again proves very popular with the locals.

Trade accommodation

The pub has two trading areas; the front bar which is snug in feel and also hosts the darts board; and a lounge which is to the rear of the pub. Both of these areas are served by the same bar, which helps keep staff costs low. The lounge is a larger room that during the winter hosts the pool table. Previous operators have used the lounge as a function room too for private parties and this has worked well.

Private accommodation

The private accommodation consists of two bedrooms, lounge, kitchen and domestic bathroom all in reasonable order. It also benefits from a balcony overlooking the garden.
