Borough Arms, Lymington, SO41 9GP

The Borough Arms is an 1850s old 'Posting House' located in the heart of Lymington, a pretty Georgian coastal town on the southern edge of the New Forest. The pub benefits from all year round tourism as it is surrounded by B&Bs that have no bar/restaurant facilities. It is also walking distance from the town centre, marina and the Isle of White ferry terminal. The Borough Arms has the best of both worlds as there is plenty of residential property nearby and directly opposite the pub is the council offices which employ lots of staff from the nearby National Park. Lymington is located 18 miles west of Southampton and 40 miles west of Portsmouth. It also looks out across the Solent and directly faces Yarmouth on the Isle of White, four miles as the crow flies. Admiral Taverns are working with designers and are looking to complete a significant investment at the Borough Arms, refurbishing it both internally and externally to reinstate this pub to the business that it should be.

Trading style

The Borough Arms currently trades as a wet led pub. There is a mixed darts team on a Wednesday, a football team that play at the weekend and it is also one of the only pubs in Lymington that has a pool table. There is televised sport and entertainment at the pub. Many years ago the site offered food and this will be a massive opportunity for growth, especially working with all the local B&Bs that do not have this facility as there is currently no food on offer. The pub is well known for its range of cask ales and draught ciders. It has also been listed in the Good Beer Guide for a number of years. Admiral Taverns are looking for someone who can really market this pub and involve the community, the local businesses and also visiting tourists to the area. Food experience would be beneficial as this pub needs to develop a good food offer.

Trade accommodation

The Borough Arms is small two bar operation serviced by one central bar servery. The toilets and access to the cellar are towards the rear of the property and this leads out to an enclosed patio at the back of the pub. to the left hand side of the bar is the pool and darts area and the adjacent side of the pub is laid out as more of a cosy lounge. There is an equipped catering kitchen behind the bar. The pub is an attractive building and has some good features however the decoration is dated and in need of refurbishment. Admiral Taverns will be doing a refurbishment here in line with appointing a successful licensee, suggested scheme designs are included image pictures. The pub does have further outdoor space with a drinking terrace at the front of the pub. The pub carpark is L shape and wraps round the side and back of the pub, it has space for about 20 cars.

The domestic accommodation is of good size with four bedrooms, an office, lounge, kitchen and bathroom. The domestics would benefit from decorating.
